A 35% density bonus unlocks 35% more apartments.

Archway Partners, a sustainability-focused real estate developer in Florida, set out to create The Flats on 4th, an affordable, age-restricted housing community. Their goal was to provide high-quality residences for older adults while integrating advanced sustainability technologies that meet both environmental standards and local regulatory incentives.

Local zoning initially limited the number of apartments, and Archway Partners aimed to maximize housing units while meeting strict sustainability and regulatory requirements. High water usage in showers and sinks posed both operational and environmental challenges, and the project needed a solution that would be practical, cost-effective, and eligible for incentives.

The solution.

Partnering with Water Recycling Systems (WRS), Archway integrated 7 Hydraloop H600 units in a cascade system, capturing greywater from showers and sinks and reusing it for toilet flushing throughout the building. This decentralized approach avoided costly pipe rerouting or centralized treatment infrastructure while substantially reducing the project’s environmental footprint.

The smart water solution allowed the development to qualify for Florida’s full 35% density bonus, unlocking 35% more units than zoning originally permitted. Additionally, the project secured a $22,000 rebate through the Tampa Bay Water Wise Program’s Customizable Rebate Program.
