A 35% density bonus unlocks 35% more apartments in St. Petes, Florida
Archway Partners, a sustainability-minded real estate development firm in Florida, set out to develop “The Flats on 4th,” a sustainable and affordable, age-restricted housing community. Their objective was twofold: build high-quality residences that cater to elders and integrate advanced sustainability technologies to meet environmental and legislative expectations.
Partnering with Water Recycling Systems (WRS), Hydraloop’s certified design and installation partner, Archway was able to incorporate a decentralized graywater recycling solution using 7 Hydraloop H600 devices in a cascade system. This design captures graywater from showers and baths, treats it,and recycles it for toilet flushing in all residential units. This innovative approach enabled the development to qualify for Florida’s maximum 35% density bonus, a powerful incentive that rewards projects utilizing water-saving technologies.
As part of our commitment to maximizing incentives for our clients, we pro actively engaged with the Tampa Bay Water Wise Program, who introduced us to their Customizable Rebate Program for multi-family projects; after submitting the proposed water savings calculations and completing the application process, our customer Archway Partners qualified for and will be receiving a $22,000 rebate to support the Flats on Fourth project.
Results and impact

- Decentralized graywater Recycling: The cascade of 7 H600 units means there is no need for extensive pipe rerouting or centralized water treatment infrastructure, reducing the carbon footprint.

- Future-proofing: As municipalities across the state implement water usage guidelines, The Flats on Fourth is already ahead of the curve.
